RentalThread is a rental property management app built around one idea: everyone involved in a property should see the same information. Owners, property managers, real estate agents, tenants and maintenance pros follow each repair, payment and document in one shared place, from the first message to the final invoice.

We're opening early access in the Americas first: the United States, Canada, Mexico, Central and Latin America, and Brazil. This post explains what we're building and why.

Why we're building RentalThread

Ask anyone who runs a rental what takes the most time, and the answer is rarely the repair itself. It's everything around it.

A tenant sends a photo of a leak on WhatsApp. The manager forwards it to a plumber by text. The plumber calls back with a price. The owner approves it by email two days later. The invoice arrives as a PDF that someone has to find again at tax time. Five people, four apps, and nobody can see the whole picture.

The work of a rental lives in too many places: chats, calls, email, spreadsheets and paper. Information gets lost, approvals are hard to prove, and everyone spends time asking "what's the status?"

One thread per property

In RentalThread, each property has its own space, and each repair is a thread that everyone involved can follow:

  1. Request: the tenant reports the problem with photos or a video.
  2. Estimate and approval: the pro sends a price and a visit time; the owner or manager approves it in one tap.
  3. Completion: the pro posts progress and marks the job done.
  4. Payment: the payment is recorded against the job and the property.

Every step keeps its date, its photos and who did it. When someone asks what happened, the answer is already written down.

What each person gets

  • Owners: rent and expenses for each property at a glance, repairs to approve with photos and estimates, leases and invoices organized, and recurring maintenance on a schedule.
  • Property managers: every property and every owner in one view, one thread per job instead of relaying messages, and updates owners can read without calling you.
  • Real estate agents: one link per listing with photos, details and price, visits that interested tenants book themselves, and owners who see views, visits and feedback.
  • Tenants: report a problem in a minute, see who's coming and when, and keep rent receipts, the lease and past repairs in one place.
  • Maintenance pros: jobs with photos, location and details before you head out, estimates and visit times agreed in the app, and payments you can track.

AI that does the paperwork

RentalThread uses AI for the tasks nobody enjoys:

  • turning a message and a few photos into a clear repair request;
  • reading leases and invoices to pull out dates, amounts and terms;
  • drafting messages, updates and listing descriptions;
  • summarizing what happened at each property.

AI output is always labeled, and a person reviews it before anything is sent. You stay in control of what goes out.

Pricing

RentalThread will be one subscription, billed monthly or yearly, with AI credits included every month and extra credit packs if you need more. We'll announce the price before launch.

As a thank-you to the people who join first, the first 100 people who confirm their email on the waitlist get 30% off their first year. The terms have the details.

How to get early access

  1. Join the waitlist with your email, your role and your country. It's free and takes 20 seconds.
  2. Confirm your email. You'll see your place in line and get your personal invite link.
  3. Invite the people you work with. Each friend who confirms moves you up the line, and you can earn AI credits.
  4. Tell us which features you'd use first. Your answers help decide what we build next.
